Frequently asked
- What are the current RGB renewal rates?
- RGB Order 57 (leases commencing Oct 1, 2025 – Sep 30, 2026) sets a 3.00% increase for a 1-year renewal and 4.50% for a 2-year renewal. Earlier orders are in the dropdown.
- Why are some 2-year orders “split”?
- A few RGB orders (e.g. Order 55) set a different percentage for each year of a 2-year renewal. The year-2 percentage applies on top of the already-increased year-1 rent, so the total compounds — the calculator shows the year-2 rent you actually charge.
- Does this include IAI, MCI, or vacancy increases?
- No — this is the renewal guideline increase only. Individual Apartment Improvement (IAI) and Major Capital Improvement (MCI) uplifts are calculated separately; see our IAI calculator. The legal regulated rent on file should already include any permanent adjustments.
- Which RGB order applies to my renewal?
- The order in effect on the renewal lease’s commencement date. RGB years run October 1 through September 30. If a lease renews in, say, January 2026, it falls under RGB Order 57.
